What's a good cap rate?

Prime urban EU/US residential is often 3–5%. Secondary cities and commercial can be 6–8%+. Higher cap rates usually mean higher perceived risk or tenant turnover.

Why is my cash-on-cash return lower than the cap rate?

Financing costs (mortgage interest + amortization) come out after NOI. At high interest rates, debt service can exceed NOI and make cash flow negative.

Does this include appreciation or tax?

No — it's a pre-tax cash-yield model. Appreciation, principal paydown and tax shield are separate components of total ROI.
